What Is An Appraisal And Why Do I Need One

An appraisal is an opinion of value. An appraiser is one who is expected to perform valuation services competently and in a manner that is independent, impartial and objective. An appraisal is often a key component to any purchase, sale, or mortgage approval process.

How Is My Property Value Determined

Your appraiser will provide you with an accurate evaluation of the property’s value after, 1) consulting with you to determine the scope of work necessary to complete an accurate appraisal, 2) all areas of the property have been physically inspected, which will likely include the observation of the market area, 3) pertinent tax, legal and other documents have been reviewed, and, 4) the three approaches to valuation (cost, sales comparison, and income) have been developed, considered and reconciled.

What Is The Cost Approach

The cost approach to valuation is a simple concept to understand. Basically, the appraiser takes data from construction cost sources, builders and contractors to determine how much it would cost to build a similar structure. This value is added to the land value to come up with the value by cost approach.

What Is The Sales Comparison Approach

The sales comparison approach to value incorporates an appraiser’s knowledge and analysis of market trend to compare like properties to the subject property. Adjustments are made to the comparable properties for superior or inferior amenities such as a larger or smaller living area, more or less bathrooms, etc.

What Is The Difference Between A Property Appraisal And An Inspection

A property inspection, also typically conducted at the time of purchase, focuses on the physical condition of the property. The purpose of the inspection is to find any defects or potential defects in the home. Although property condition is accounted for in the appraisal process, the purpose of an appraisal is to report an opinion of value.
