Preparing For Your Appraisal

To ensure the process goes smoothly, we request: 1) unfettered access to the property or properties, 2) all legal and title issues are provided, and 3) that any other pertinent information about the property is made readily available.

Providing Access To Your Property

In order to effectively provide an “as is” status of the property, we need to have complete access to all areas of the property. To facilitate access, please ensure that all rooms can be entered safely by your appraiser, including:
  • Garages
  • Storage Areas
  • Closets
  • Basements
  • Crawlspaces
  • Attics
While conducting the appraisal, your appraiser may also take interior and exterior photographs of your property.

Legal And Title Property Issues To Consider

Please present any and all legal and title issues beforehand so that we can prepare an accurate appraisal and prevent transaction delays. The following documents and information may have an impact on your appraisal and are requested by us:
  • Title work
  • Information on easements or encroachments
  • Copies of permits for property additions or work
  • Property survey
  • Sales history of the home
  • Most recent tax bill/assessment
  • Information on private roads, if applicable

Other Information We Request For An Accurate Appraisal

To ensure a fast, smooth and accurate appraisal, we also like to review the following types of other property documents and reports, if available:
  • Copies of previous appraisals and/or home inspections
  • Copies of current or previous sales agreements or listing agreements
  • List of any personal items being sold with the property
  • Blueprints or other specifications of the original structure and any additions
